Pre Planning
In our experience clients maximise their benefit by appointing a Quantity Surveyor at pre planning stage. Early appointment will allow us to input regarding the potential cost of the development at Pre Planning Stage which helps to ensure that the project designed by the Architect is within the Clients available budget for the works.
Pre Contract
Once the outline design has been finalised at Pre Planning Stage our Pre Contract Service includes the following elements: –
- Preparing a detailed Budget Estimate on the Preliminary designs shown on the Architect’s and Engineer’s drawings.
- As soon as the final design is agreed we will advise the Designers on adjustments to design and specifications, if necessary, to ensure the project is within the available budget for the works; updating the budget estimate to give the Employer a reasonable indication of cost before proceeding to the next stages of the tendering process.
- Preparing a Bill of Quantities suitable for inviting tenders from a list of selected tenderers (or suitable for agreeing a contract figure with a preferred Contractor if the Employers decision is to negotiate) and securing a detailed schedule of rates which is necessary for strict post contract cost control.
- Seeking tenders from a list of contractors pre approved by Employer & Designers based on a detailed Bill of Quantities; incorporating within the contract price the prices of any preferred sub contractors, such as subcontractors for Mechanical, Electrical and other specialist Installations. These sub contractors will differ from contract to contract depending on Employer’s preferences and whether the project is residential, commercial, recreational,civil, etc.
- After receipt of competitive tenders (or agreement of a contract figure with a preferred Contractor if the Employer’s decision is to negotiate) we will issue a tender report to the Empoyer with our recommendations regarding the appointment of a Contractor for the works.
- Once the contract price is agreed and approved we will provide advice on the Form of Contract most suitable for the works.
- Once Form of Contract is established we will provide the contract and prepare and amend it, as necessary, in preparation for signing by Employer & Contractor.
- Attending signing of contracts and providing the Contractor with copies of relevant contract documentation as required.
Post Contract
Once a firm price for the works has been agreed and contracts are in place, our Post Contract Service includes the following elements: –
- Preparing interim valuations of work carried out on a monthly basis and recommending to the Architect amounts to be paid monthly to the contractor in the architect’s monthly certificate for payment.
- Evaluating the cost of variations submitted by the Contractor and agreeing reasonable values for those variations on behalf of the Employer.
- Implementing strict cost control for the duration of the works by reporting on the likely cost of variations and also advising on savings that may be necessary to counteract extras which may arise.
- Preparing the final account and agreeing that account with the contractor.
- Attending meetings as required to implement our cost control policy.
